Starting the process

Depending upon the size of your property, it would be best to put aside an hour for a valuation. In most cases this should allow enough time for a guided tour and a thorough discussion, where we establish your needs and expectations, our honest thoughts on figures, likely timescales and what method of sale will maximise the figure your home achieves.

Preparing marketing material

Should you decide to instruct ourselves as your agent, the next step is to prepare the marketing material. This will involve another visit, where we will take detailed notes and measurements before drafting a set of sales particulars for your approval. Our professional photographer will also visit the property to provide the highest quality photographs and videography. First impressions count and we will always try to make sure the elements of your home that you love are front and centre.

Arranging viewings

Once your home has been placed on the market, the time for viewings has arrived. Before confirming a viewing, we will have spoken to prospective purchasers to get an understanding of their position along with the reasons for their interest in your home. We feel that it is best to allow ourselves to undertake viewings on your behalf although you may meet prospective purchasers if you wish.

Arguably the most important part of our service is offer negotiations and this is where we can add real value. Completion

Once a sale has been agreed subject to contract, we have arrived at the sales-progression stage. We will liaise between your solicitor and the buyers’, keeping you advised as the matter proceeds through the survey and legal enquiries before finally arriving at exchange of contracts and the big day – completion!

This is inevitably a stressful day and we will be on hand to help, whether that is recommending local removal firms beforehand, cleaning companies or simply reminding you of why you set out on this journey and of the exciting times ahead.
